    2. Where do you think city fathers are looking to have the boundary lines drawn. such are they looking for huge amounts of land(Like waterford which is looking for land a few times bigger than the whole city) or just to include the established suburbs back into the city boundary??

    3.What do you think the population would be once the boundarys are re-drawn.

    4.:) PLUS does any one want to try and guess what the population of county and population of city will be once the latest cso figures are released. I’M guessing theres going to be huge increase due the huge amount of eastern europeans in the county/city

    Cork Corpo has been trying to expand city boundaries for at least a decade. Hasn’t happened so far and unlikely to happen, see Douglas traffic problems thread. I think the population will be up in the county, static in the city because of apartments in recent years. I think people overestimate the number of Eastern Europeans in cork. I think it’s just because a lot work in service industries they’re very visible.

    Think it was in one of the papers last week. Once one paper covers it that’s basically that. Nobody else will (or at least shouldn’t) cover it afterwards unless they have a new angle.

    Again if money keeps rolling in why not. ‘m more interested in seeing Cherrywood, the Northern Fringe and Adamstown – their sheer scale is nuts. 10,000 new houses plus a million square feet of retail in Cherrywood, more than 10,000 units in Adamstown, noot sure of figures for Northern Fringe – think it’s 10,000 too. Essentially three new towns in Dublin. Will the transport system cope, will they actually be communities?

More probably they are waiting to get a good office letting before commencing work on that part of the site. And ressie prices are going up and up so they’re in no rush there either. Could be they’re planning a few revisions though.

    I think it’s a great example of what somebody with a vision can do versus somebody who wants to make money fast. Wallace came up with a concept, his retail units almost all fit in with it and there’s a clear sense of the street being there for a purpose, rather than a tack on to an apartment/office complex. Compare that with the other street that links Wallace’s to Abbey Street (Liam Carroll if I’m not mistaking) where it’s all about getting the highest rent possible from third parties and the street gets let down. I wouldn’t think of going there to eat etc, whereas I like Enotecca and Bar Italia a lot and go there quite a bit.

    He’s changed his mind a bit. I still think he’s planning to do the 500 apartments but now he wants a hotel, pubs, restaurants and some offices on the site. i suspect his plan was to have the hotel taking up the first 10-15 storeys of the 32 storey tower he had planned (and he was planning that) with apartments overhead. Views would be amazing from up there.

    I could stand corrected here but a good source told me he doesn’t own very many of the properties he wants to include yet.     I think the Henry Street store will have a significant homewares element and it’s interesting that they’ve recently put in an application for a licenced restaurant as part of the store. I suspect the other Dunnes (the one closest to H&M) will be grocery and the new building from Henry Street to Ilac Centre will be drapery, homewares and the restaurant. They’ve done something similar in Ballincollig town centre in Cork.

    In addition, Some of the units at the Moore Mall end of the store (on the opposite side to the Dunnes) will also be converted into double height retail units. Gonna require the buying in of a few leases though.

    It says Village Quarter to me, that area around Harcourt Street etc that was launched with grand fanfare and never stuck. Its Still a great area – particularly the Camden Street and Wexford St part – but just never took off as a Quarter as such. I wonder what the private investment in SoHo is made up of, sounds to me like it’s just apartment and office developments

    Last time I was home the scaffolding was still up. That is absolutely horrific. As bad as the O’Flynn buildings opposite. They should have been made use glass at least to the side elevation. Anybody hear of the rumour of the Garda taking office space in O’Flynn’s Eglington St and him buying the Anglesea Street site?

    Dun Laoghaire is commissioning that study because it was granting high rise and high density apartments in Sandyford (excess 120 apartments per acre from what I understand) and ABP started rejecting all of them.

    By the way, fingal is unveiling its draft airport development masterplan on Wednesday. I’ll be at the briefing so will post main points here afterwards though I wouldn’t be surprised if they’re in the Times on Wednesday morning

    “This masterplan has been prepared by Fingal County Council, in the context of the Fingal Development Plan 2005-2008. The lands which are subject to the proposed Masterplan comprise a total of 1084 hectares and are zoned DA (Designated Airport Area) in the current Development Plan with the objective “To ensure the efficient and effective operation of the airport in accordance with an Approved Airport Action Plan”

    The final approved Masterplan for Dublin Airport will be the statutory Local Area Plan (LAP) for Dublin Airport under the Planning and Development Act 2000.”

    They don’t own the site though at this stage, it’s owned by the DAA and leased to Aer Lingus on a long term lease

    Very true. Eircom has made a fortune from its land holdings and I doubt they were viewed as being that important at the flotation stage. The project should be either sold off or a joint venture agreement should be signed before the company is privatised. The income would be strong, particularly from the retailers, and the investment value would be significant if it was later sold off.
