is the Ryan hotel going ahead
there are a numerous number of neew hotels on the pipeline for limerick as there is a major boom in hotel occupancy etc..
is it going ahead it was on appeals in the planning section on the irish times the other day.
    anyway he
PLANS for three major Limerick developments worth a combined €200m have received contrasting decisions from the the city council.

Former Irish rugby coach Pat Whelan has been refused permission to build 94 apartments and a mixed tourism, recreational and commercial development on the site of the former Limerick Ryan Hotel. In contrast the council has given the green light to Galway developer John Lally, for a redevelopment of the nearby former Jurys Doyle Hotel with views of the River Shannon at O’Callaghan’s Strand.

Mr Lally’s company, Damesfield Ltd, plans to build a €75m hotel and conference centre as well as 157 apartments on the site which he bought early last year for €9.75m.

However local residents have appealed this decision to An Bord Pleanala, and Mr Whelan’s company Budelli has also appealed the refusal for its project.

Meanwhile on the eastern side of the river, the council has also signalled the green light for a third project involving 95 apartments, 14 shops as well as a 100 bedroom hotel. Fordmount Developments Ltd, of which the directors are John Shee, Michael Barker and Michael Daly, are seeking to build the project on the site which centres on the former Savoy Cinema Complex with frontage onto Henry Street and Bedford Row.

the rathcoole was the first town to be bypassed in the 50s think
    Andrew do you drive ?????
did you pass your D lesssoons? no offense but look at the white lines again there ARE filter lanes , the lines clearly show that
    redcow to rathcoole N7
    palmerstown to liffy vally N4
    are official 3 lane roads

they are for turning left off the M1 because there are two intercahnges very close and by the time you get off one your on the next , especially whern you have a lot of traffic using the M1 who wish to get on and off the the motorway!

i totally dissagree with you saying it is eight lanes by then …………..
if you notice that there is no hard shoulder , a narrow median in the centre and a bus lane on the other side , you might want to check it again!
as with the other lane it is only a filter lane to the M50 . there IS NO EIGHT LANE ROAD IN IRELAND TECHNICALLY,
    OH YES O’CONNELL BRIDGE!!!
ITS A TOTAL DISSGRACE THAT ROAD IS F****** NIGHTMARE
the trees are a healthazard as it looks will fall over on cars that use the road

the old Naas road adjacent to the newlands cross to M50 section could be paved away for a proper dual road with flyovers
i know ther are buildings there but most are derelict and to close to the existing road.
the old naas road is like a country back lane in the middle of know where! as regards to the luas park and ride jucntion should have been a flyover

Money ran out , what a surprise,
sure the Dail are on public holidays so i will say nothin more. there are on helicoptors so they won;t have to worry about the rush either.

    god bless em!

i wonder really what the prob in building a tall building that just might be amaazing , just might not effet the city , i;m sure it would add more office space than a boring 4 storey buildings that dominate the skyline , that height was for builders in nthe18th century , there is no reason why we shouldnt build decent high rises, there is no real explanation for been against high rises that don;t effect the skyline, when we don;t really have one………..

Turborg , do you know anything about newtown house development on Henry street , i came across on some site , can;t find it…. there were plans for 8 storey building all apartements
    not sure of the rest……

By the pic of Dunnes stores is on the left on third pic i posted…… in case anyone dosn’t know .

i agree totally with you that building towers everywhere is bad planning and i would’t like to see a ten storey building beside the four courts…..
what my point is that this there is a lot of negative attitudes to high rise in Dublin
its is the future of architecture and buildings.
if Dublin is going to expand we will have two choices
create los angleles or build properly with high density and a with high rise areas in parts of Dublin other than the Doclands,
REALITY there are no real tall buildings for the docklands there are all medium height with a least 5 storeys and occaisional 11/12 storeys buildings.
these are Not near high rise or skyscrapers
i wonder what the city’s skyline will be like in 2050
we can’t depend on 4 storey height in the city . its bloody boring
i would argue having a high rise building in the city that looks horrible or badly planned , having it in a low rise residential area.
We can’t live in the past
I would rather proper high rise in Dublin than having a sprawling blancherstown which is already in meath!!!!!
it could solve a lot of the waiting list and prices and even traffic as
high density living works well for public transport.

    it is the riverpoint building
    Graham,

it s sad that those buildings are gone ,
it really goes to show of how impressive O’Connells street was in the past!

i sent a pic of the existing Roches stores at the beginning of this page to,
in my view not a very interesting building! compared to the old picture of the same building..

the first pic i sent is identical to the old one that you sen Turborg ! but you couldnt compare the existing to the old!! as the old has character!!
second one is howleys quay (apartements faceing onto the shannon would’nt mind having one there )

the third one is the most awful looking Dunnes stores building in the state of ireland,
never mention the fact its in a major urban centre and it wouldnt acceptable to have a Dunnes like it in our capital city
really should be named and shamed!!!!
its one of the first building you see coming from the sarfields bridge going downtown.
anybody agree ? that this building is utter crap for Dunnes ?

picture of Arthurs Quay SC. facing onto O’Connells street , it should really be invested as its 1 of the only SC. centres in the city centre.

The Parkway roundabout will be improved bit by bit with a few slip roads and will take years to finish! doubt it will will it be a proper grade separate jct. they will have to build tunnels for pedrestrains to get to the shopping centre at least.
the old parkway site would be very suiteable for a train and bus as the train line passes by and other main bus routes to and from Dublin , Castletroy , Childers and UL etc….
    picture of roches stores
any comments , A prime city centre site ?

    O’connells street/ cruises st jct.

lol if they could bild them there , with the liffy there its the perfect opportunity to have high rises there , people say that its to high to build high ries in the docklands , 16 to 20 storys is not montrous, Europeans would laugh at us for thinkig that.
we will never get anywhere until there are few decent high rises for a certain area (or planned) of Dublin, for it to be acceptable to build without so much baloney! id say we have common 30 stoey buildings in Sandyford by 2070 when we all have high space apartements on the moon!

you are so negative!!!! , its the 21st century , we can’t suit everyone ? most buildings in Dublin, and most ,7 and 9 storeys dont go ahead ? 11 storeys is not even considered a tower .
we can’t live in cocooon for ever…………
they wont even build proper High rises in the Docklands , so i thinks it some sort of Phobia

Although some high rises can have a negative effect, in most cases it enhanses the area .
Paris can build 7 and 9 stoeys in , most are even built before the 19th century
rvery largw city in Europe have high rises that Dublin would never dream of !
    face your fear of Height!!!!!

, i don’t think a 9 storey would have a major effect on the four courts as its higher anyway , unless there was a plan for an awful building. there are some old high , so as Guiness Brewery , poolbeg , buildinjg near ringsend, and some waerehouse
    and buildings etc….
i can’t think of the names , they ARE AN EYESORE……..
now i expressed what i had to say….
buildings in Dublin that are so AWful, you really wonder what the hell is wrong with building a 10 storey building {if it fits in well ) in the inner city…. some of us should see the real world.
