2022 – Design for City Quay Arts Building, City Quay, Dublin

A long derelict site on the corner of City Quay and Moss Street, this proposal was for a 108m tall, office-led scheme with office space over 23 floors and 1,404 sq m of artist studios/workshops and exhibition space distributed across the front of the building at its lower-ground, ground and first-floor levels. It was to include 11 parking spaces and 424 bicycle spaces.
Refused planning permission in late 2022. An Bord Pleanala refused an appeal in May 2024. Revised plans for a shorter building of 61.05m in height was submitted in December 2024, designed by Henry J Lyons & Partners. This new design received permission in July 2025.
