smithfield… is it worth it?

stumbled across this forum with a little luck. i’ve been reading much about the smifield/HARP areas recently. as a small businessman, is the area ready for retail investment. someone like myself is unlikely to purchase property in smithfield, so i’ll be leasing property. i’m taking a look this thursday, but not living in dublin is a bit of a handicap… ear not close enough to ground.

any opinions???
