      Can anyone explain what the term pre-validation query entails and from an applicants point of view, whom in the planning authority would deal with this?

      Was it a query from the aplicant to the planning authority? Or the other way around?

      Need a bit more detail in order to comment. Haven’t heard the phrase before, but more detail might provide sufficient context to comment.

      yeah need more info. Whenever you submit a planning application the first hurdle is for it to be declared valid ie conforms to all the necessary checklists. Planners love this to not be the case as you have to re-submit and it buys them time. It would be remarkably pro-active – nay, unheard of – for a planner to give you a heads up on that.

      I also never heard of this term before, however, yesterday I received a response from someone in the local authority when I asked about applicants meeting with a planner to discuss their proposed development and I was informed that this didn’t constitute a pre-planning discussion but a pre-validation query.

      The mind boggles with the stuff that planning authority’s conjur up. :confused:

      I assumed that the administration staff at the planning counter would be the one’s to deal with queries relating to planning applications and not planners. If resources are already stretched can you imagine if 20 applicants on any given day requested to meet with planners to discuss their application to ascertain if it’s being validated, wouldn’t that detract from the planners duties even more?

      It simply means that they think that there is something incorrect with the application. You may have filled in one reply out of place..or forgot to sign your cheque, or left some reply out. Until the problem is rectified, they will not get the clock ticking on the application.

      The Planning Office have a Validation Officer charged with vetting incoming applications. That’s the person you have to be nice to first.

      Further to the query I asked. Does anyone know who in the P.A would be in a position to deal with this. A member of the administration staff or a planner?

      The reason I ask is the the applicants that lodged the application state they met with a planner to resolve the situation and I’m eager to learn if this is indeed the criteria that would be involved to address what the P.A refer to as ‘a pre-validation query?’
