      hi

      I’m new here and not a architech but I do know the main man.

      anyway, I’m in the process of buying a house in lucan and the agents have written to be to say that because of part M of building regulations the house will be 3% smaller (in square meters floor space) then was on the origional plans. They apoligised on behalf of the builder.

      can you explain to be what part M is. I know it has something to do with disabled people and we were told the house would be wheelchair accessable, My question, why 3% smaller. surly disabled people in wheelchairs would need extra space.

      do we have any grouds in asking for a 3% reduction in price. we have paid a booking deposit and but have not signed contracts.

      i dunno but Mr C. J Walsh was pretty pissed about it back in 1999. http://www.sustainable-design.ie/arch/doelg.htm

      i would have thought that house was valued (at least partially) by square footage so if you are getting 3% less then I would imagine the value will have dropped somewhat.

      I suspect the floor area is getting smaller because the new Part M of the Building Regulations (‘Access for People with Disabilities’) specifies that houses with a ground floor area over 45m2 must have a disabled accessible WC on the ground floor. Rather than encourage people to incorporate disabled needs into the design of houses, the result is developers cutting floor areas in order to avoid the expense of putting in a ground floor WC. What charming people; no wonder everybody likes them.

      Part M previously did not apply to dwellings.
