This has been onsite now for a good few months, Donnelly Turpin are the Architects. Has anyone come across any images? The DT site is under construction..
“It is proposed to demolish the existing swimming pool and to construct a new leisure centre incorporating a swimming pool, changing village, gymnasium, aerobic studios and a multi purpose sports hall, a civic space fronting onto Rathmines Road Lower, a public open space to the rear at Williams Park, a childcare facility, 46 residential apartments and an underground car park.
Following a procurement process, John Paul Construction were selected as the main contractor and work on the redevelopment is commencing this month (January 08) with a construction programme of approx. 2 years.”

How the hell did this 1970s red brick apartment block / dole office design get passed????? I saw this in the flesh today and I can’t believe that it’s being touted as a focal point for Rathmines. They missed a great opportunity to design something visually interesting (or at least creative) here. Who the hell came up with this? You get depressed just looking at it!! .
Maybe it’s just me, but i can’t get over how dull, uninspiring and just plain ugly the building is. Hope they plant loads of trees around it!

What’s wrong with it? Why does everything need to be a “statement” or a “focal point”. I disagree that’s it ugly, it’s not the greatest thing I have ever seen, for sure, but it is competent urban in-fill (which I hope is what the architects intended rather than the estate agent guff attached to it after) The blank side wall anticipates other buildings of similar scale one day adjoining. Rathmines is already dominated by the town hall (clocktower), library and church. Perhaps, instead of a missed opportunity for a loud statement building, it is an opportunity for something understated (almost) well taken.

The website, on the otherhand is a throw back to a better time, when you didn’t just buy an apartment, you bought a lifestyle… -
God almighty, the tag line in the magazine download reads… “if you lived here you’d be happy by now”…!!! They must be some amazing apartments!

The tower feature is a bit of a throw back to the 80s, but the unrelieved repetition in the fenestration is no-nonsense mainstream modernism.
If I could find an image of the demolished 1970s red brick ‘Rathmines Town Centre’ block that use to stand on the Aldi site opposite, it could make for an interesting comparison, I suspect that the same architectural idealogy is at work, despite all the talk of ‘urban in-filling’ and ‘space making’.

The wee white building is looking as though it’s throwing up its hands in horror at the new neighbours. Notice how the edge of the new block is ‘unfinished’ – the wee white one’s days are definitely numbered.

Nice bit of Graffiti on the tower there too…
Would those houses not be of any interest? I would think they’d be amongst the oldest on Rathmines road for a start..
And this public ‘plaza’ they sung of when looking for planning.. it’s not really challenging the Piazza del Popolo now is it..

The Graffiti is the most creative and thought out part of that dole office heap! No architectural bolloxology can defend that grim 80’s lump that’s landed in Rathmines!
It’s just more low standard crap for dublin residents to bear. -
Hoarding is coming down on this.
There’s a nice bit of massing to that frontage to the side street and I do like those pale areas of ’tiled’ brickwork and the external flight of stairs. Very swimming pool like.
OK, this is probably the opposite of what I said earlier, but you couldn’t see the side elevation . . . . and even the front looks more interesting with the hoadring down 😉

come on, it looks like the junk on Lower mount street and immediate environs, it’s terrible.
