Hi folks
Is there any recommended, or required light of sight distance set out in planning law?
Would for example 150 m be adquate in a 80 km zone having a solid white line! Just for information purposes, there is an opening already there, and also houses either side.
Thanks

Firstly to clarify the term is “lines of sight” or sight distance. As far as I recall there is nothing in the Planning Acts/Regulations. However many local authorities have included minimum sight distances in their Development Plans to correspond with the speed limit of the road.

Waterford County Council refers to the NRA document TD42/95 but applies a more rigid definition. Seems to be a strategy to give them a reason to refuse Permission for one off houses. It has the unfortunate effect though in some cases of forcing landowners to demoish up to 100m of existing fences, trees etc. in order to comply.

On an 80Km from the sight lines would probably be 170m in both directions from a point 4.5m back from the road and at a height of 1.15m. This isn’t so much a planning law, as it applies to all roads junctions. not just limited to exit from sites, all roads have to comply.
its worth pointing out that the distance of 4.5m back from the junction can be reduced to 2.5m in cases where there is little traffic.
4.5m is to allow for 2 cars at the junction to see what traffic is approaching, if there is only going to be ever 1 car at a time at the junction this can be reduced to 2.5 metres to allow 1 car to see clearly, this has to be agreed with the council first, as it requires approval. -

Alot of LA refer developers to ‘The Recommendations for Site Development Works for Housing Areas’ which states that the ‘clear sight-triangle must be taken from driver eye height of 1.05m to an object height of 1.15m
and depending on the speed zone i.e.____________________________________________________________________
Design speed (km/h) 40 60 80 120
Major Road distance (m) 80 120 170 230
Minor Road distance (m) 4.5 4.5 4.5 4.5
