      With teh Abbey extending its footprint, and Liberty Hall in the balance, Eden Quay is inline for a makeover during the next few years.

      Permission for development on a site of c 0.0325 hectares at 26-27 Eden Quay, Dublin 1, which incorporates the former Mercantile Marine Office and is a Protected Structure (Ref No. 2492) as modified under granted planning permission 4380/06. The site is bounded to the east by Nos. 28 to 33 Eden Quay and Liberty Hall; to the west by Nos. 15 to 25 Eden Quay; to the south by Eden Quay and the river Liffey and to the north by Abbey Street Old. The development will consist of modifications to the existing protected structure including the change of use from office to retail at ground floor and the erection of a new 4 storey structure to the rear, interconnected with the existing building and includes a retail unit at ground floor level and office use to the floors above. The retail unit extends through from Eden Quay to Abbey Street Old. The total floor area of the proposed development is 1073msq of which 537msq is additional floor area with 536msq being retained floor area. Works to the protected structure include modifications to the existing Eden Quay Elevation to include lowering of the existing ground floor window sill height replicating the stone / window jamb detailing, minor repairs and pointing of stonework, refurbishment / replacement of existing timber windows. Level access is provided to the proposed retail unit by locally adjusting a portion of the floor including modifications to the existing entrance doors to Eden Quay; the brickwork finish to the rear elevation is to be reinstated; the existing basement (31msq) is to be infilled and retained and the limited removal of internal walls, windows, doors to facilitate connection to the new building. Other alterations to the existing building include the retention and infill of 4 no. internal doors; the removal of infill and 2 no. rearwindows; upgrading of existing pipework and electrics; the retention, restoration of fireplace surrounds and mantelpieces, doors, windows, architraves, plasterwork and cornicing; construction of new partition walls, stairs, doors and sanitary fittings; the upgrading of the timber floors, doors and internal glazing to meet fire safety standards. The additional floor area consists of open plan offices on the first, second and third floors connecting into the existing building across an internal atrium between the new and existing building. The additional floor area at ground floor includes the retail unit and separate access to the new vertical circulation of the offices. The elevation to Abbey Street Old will be partly set back at first floor and fully set back at third floor to form terraces at both levels.
