    I don’t think it is protected but can check. I doubt it as you say tin roof and all!

    I am going to get all of that documentation asap.

    The one proviso I would add to this is the site has the capacity to deal adequately with waste water disposal and that the plot wasn’t in a either a Special Area of Conservation, a sensitive/scenic coastal/upland area or in a Natural Heritage Area.

    We have percolation testing done and all is in order there. The area is not a special area of conservation or a sensitive scenic area. It is not in a natural heritage area either.

    I will look into that further.

    Off the wall question but are there planning restrictions if you want to renovate?

    We have this little dwelling lived in 68 years ago and we are seriously considering renovating…

    Thanks a million for your help,
    They have no issue with the replacement house but have an issue with the existing dwelling. We got the following information to prove that the last use was as a dwelling:
    – Solicitor letter from previous owners who identified the last family who lived there 68 years ago, they layout of the structure etc
    – Letter from previous landowner to confirm she had never used the dwelling as anything else since its last use as a dwelling

    The existing dwelling is 24 MSq new dev is 264MSq

    Neither. A Friend of mine was buying subject to pp and just found out that 3 out of the 4 houses around her placed objections before she even purchased the site. Objections were made to the owner of the land and now he is reluctant to sell.

    The ironic thing is that she is from Wicklow and her parents live literally a field away. The objectors are from Dublin and Sligo.

    The house is nothing odd or out of the ordinary just a dormer type.

    My site is in Meath and not many around but i am sure someone will object at the time!

    Here is an image of the house. We have since bought the land. Wish me luck. PP seems to be optiistic based on ‘replacement policy’ but I dont want to knock this would much rather restore it.

    There could of been a chimney but we know that it was lived in since the people we bought it from inherited it and land regsitry shows that it has been in the family a long time.

    We hope to build a 4 bed dormer … would appreciate any professional advice going;)

    Inside there is plaster on walls and some paint. No chimney from what I can see.
