    i have to agree. a high-quality and high-impact building can be achieved by means other than high-rise and large square footage. the idea of removing the bonded warehouses is appalling, and it is one of the few things i would ever object to regards development in cork city.

    i can’t imagine a developer-led scheme finding the balance between what makes good business sense on that site (read high rent) and what would be the best solution for the city. the though of driving in along horgans quay and being greeted by a tower at the confluence of the north and south channel is something i wouldn’t be very comfortable with.

    that building is pretty terrible. the use of brick over white render to give some perceived depth is very ugly, something like the jury’s on parnell street. 2/10.

    the first thing to consider would be insurance and safety. if it isn’t a limitd company they probably couldn’t run something like that legally. contact a garda in the area and ask if they have knowledge of this going on.

    Increasingly are buildings going to be designed with smokers in mind, with sheltered areas that are part of the architecture of the building rather that just afterthoughts tacked on?
    It is interesting how people congregate alright – schools and colleges are notorious for it. This is definitely an area that greater thought should be put into, especially considering the throngs of smokers shoved outdoors nowadays.

    i would never give special dispensation for smokers. for one thing, it’s not a habit to be encouraged (smoker, so i’m not on my high horse), and second, i can see smoking being banned outright by 2012, so by the time anything most students design is actually built, it won’t be an issue.
