    what with this talk of a tolka boardwalk, why was it made a compulsory part of the design by the council?

    The boardwalk is being erected as part of deal with developers on Richmond Road.
    The construction of the boardwalk was a condition under which an apartment complex was granted permission.

    “It is our policy to maintain and enhance the natural and organic character of the rivers and canals and to promote access, walkways and other recreational uses of their associated open space.”
    He added: “It is not considered that the proposed boardwalk, limited to the boundary of this site with the river, will seriously affect the amenities of residents in the area.”

    So the council have to keep access to the the waterside, so they get the apartment builders to build a boardwalk over the river… I can’t see how this would increase anti-social behaviour other then give a artificial collecting point… i probably won’t be very long…

    I came across some more pics and explaination of this building… im still trying to get over its severity, and of similar Heneghan Peng projects.

    the building looks different lit up like that, the text describes the building creating a civic space among its wings, and if its like the grass bowl at the dublin offices(hidden and underused as it is), it might be very welcoming atlhough it looks little more exposed. I presuming the civic space is in the foreground of rhe first picture as the second picture shows quite a narrow space although that might be a distorted photo.

    Also those photos show more of it in relation to the town is it in the centre of the town? Are the the event ramps, an atrium like area for civic receptions etc

    What about all this angular stuff, I hope its form and function like the Ghurkin building, I wonder if there much less light on the downward facing side…

    more trees down in the garden of remembrance, what is it with street planners and wanting to replace everything with paving slabs? they easily put an entrance in the back without cutting a corner out of the park

    is the main problem on the bridge side at the corner next to the boardwalk where the path down the quays is quite narrow? would it make any sense to direct more people on the central medium of the bridge to cross? 😮

    There is clearly an acute shortage of development land in the city environs and prices will rise even further if permission is refused on land already earmarked for development.

    I thought if there was anywhere you could have tall buildings it would be in these totally redeveloped areas, in the docks, why arn’t there any?Are there a load of tiny terraced houses behind that row of buildings stopping them from building higher?
