will debenhams now move out of mahon point? hardly sustainable to have city and suburb is it? unless they lease the majority of town out to other brands maybe – but they sort of do that already.

Precisely, there’s little if any difference in brands. That said the Dunnes Stores to Mahon Point instead of Debenhams rumours have been circulating for years – I wonder whether that can happen because Tesco usually have a noncompete clause in their leases

Not in my time. First it was to be a science museum, then Harvey Nicks, then a leisure complex, now *yawn* Meadows & Byrne

As a Bohemians fan the possibility of trying to get a land-swap with any prospective mountjoy developers for Dalymount Park has been thrown around a bit in the past on our message board. Any valuers out there reckon dalymount would be worth more per hectare, or the same compared to the mountjoy site? I personally think if a new football ground could be built on the site it would open up the chance to create a new district centre for phibsboro if dalyer was used for a mixed use development.

Eh, they agreed a land swap a few months ago.

    And about time too:

Micheál Martin TD, Minister for Enterprise, Trade & Employment today (Friday 28th July 2006) announced that the Government has approved the establishment of an interdepartmental project team, led by the Department
of Enterprise, Trade and Employment, to develop proposals for the
redevelopment of Haulbowline Island. The project will transform Haulbowline and the lower Cork Harbour making it an attractive place to work, live and do business.

Commenting on the announcement Minister Martin said “The project envisaged for Haulbowline would be among the largest projects in the State since the development of the Financial Services Centre in Dublin”

Commenting further Minister Martin said “This 44 acre site has the potential to be the most attractive waterside site in Europe. Haulbowline has unique attractions including the National Maritime College and the UCC Marine Research Centre. These and its longstanding marine traditions, will form the basis for a complete redevelopment plan which will:

Transform the environment in Cork, particularly in the Lower Harbour

Dramatically improve the quality of life for the surrounding communities in Ringaskiddy and Cobh

Allow for a more balanced employment mix between manufacturing, office and leisure jobs in the lower Cork Harbour

Among the type of facilities it could include are

16,000 square metres of office space
    Approximately 200 apartments
A Marina with up to 225 berths and a Club House
    A 300 bed Hotel
    A Maritime Museum
A landmark building which would become a renowned feature for Cork as a whole.

Concluding Minister Martin said “ This project will be of huge significance not just to Haulbowline and the lower harbour area but to the city and county as a whole.”

Meadows and Byrne was confirmed this morning as the new anchor tenant for CHQ:
“The Dublin Docklands Development Authority confirmed that Meadows & Byrne has agreed heads of terms to take up the anchor space at chq in the IFSC. Encompassing 1,300 square metres at the Mayor Street end of the centre, it
will be Meadows & Byrne’s first city location in Dublin. Ely Restaurant
and Wine Bar already opened for business at chq and the remaining units are now being marketed by Bannon Commercial.”

Welcome to a recession. Do you genuinely think a multinational would locate in Ireland if that happened. We have enough trouble getting them to locate here when they travel by car into the city centre after landing at Dublin Airport.

Next always is, it’s the most overrated retailer in the world. I’ve been in far bigger ones than the one in Cork and unless they were to bring in their homewares (which is way overpriced for what it is) there’s nothing you’re missing out on.

definetely. They should be kept. The possiblity of a boardward extending in a crescent shape around them should be considered. (it might be possible although storms /flooding etc etc.).

They could be really interesting additions to the liffey if redevelopped. One would certainly make a very cool nightclub. And while that might not be the msot desirable use from the point of view of the purists that frequent this site , it would certainly help to re invigorate the area.

Saw something similar in budapest or prague and is twas only massive

I think they should be kept and turned into bars with restaurants – hopefully with a better operator than the Excise across the water. I suspect the Kellys will become involved in these properties eventually. They now own Thomas Reads and developed the sites behind in a jv with the Carrolls.

Maybe they are going to use some for offices. I can’t see Dunnes operating 140000 sq ft…. especially when there is one across the road in Merchants Quay. Perhaps they might close that when they open the new one. The one in MQ would make a great H&M.

Dunnes homewares collection will probably take up a significant amount of the space there, then there’ll be the usual drapery and grocery. Sounds about right to me.

Or do you refer to a street between Princes St and Liffey St jdivision?

That won’t happen or at least won’t on its own, they want the footfall to travel up Prince Street along double height fashion units and then turn right onto Henry Street – they basically want to usurp the part of Henry Street between O’Connell Street up to near Roches. Otherwise they won’t get the rent roll they want – they have to take away some of the dominance of Henry Street – a single street through to Liffey Street won’t achieve that.
If you look at your overhead image from last page marked with red, white, orange and green lines, I think that between where Princes Street meets red and green block it will turn right (completely my opinion). I have heard from a retail source who’s not involved that Arnotts will eventually only occupy the bottom left hand corner of that picture. That’s not been confirmed by the principles however.

Just to give an update, application now likely to be lodged before beginning of September and street will emerge between GPO Arcade and the River Island part of Arnotts. Contact wouldn’t be drawn on exactly where but “not as far up as River Island”.

Isn’t Gary Rodes operating a restaurant on Capel Street? I guess he’ll operate both. he must be moving to Dublin?

🙂 Yeah right, one night a month in one of the restaurants i suspect. Rhodes D7 has an okay chance of survival because of the solicitor/barrister element, the one on Grand Canal Dock should do well simply because there’s nothing else really around there. After a couple of years though people will get bored of both.

Boland Mill Development Company, a subsidiary of Benton Properties (whose principal is Sean Kelly) is seek planning 3 new office buildings on the site which total approximately 34,268 sq.m. You can tell instantly it was designed by STW. The existing warehouse building is to be converted toa hotel, multi-storey warehouse fronting the Grand Canal Dock and No’s 33 & 34 Barrow Street are being converted to office use, culminating in a gross development of approximately 40,647 sq.m.

The new office buildings, which range in height from 12 to 16 storeys, are set in a public plaza that extends from Barrow Street to the Grand Canal Dock. The nearby Millennium Tower in Charlotte Quay on the same side of Grand Canal Dock is also 16 storeys. Gary Rhodes is to operate the restaurant in the hotel overlooking Grand Canal Dock.
