Well its a one off house so precast wont work becaue the sizes are all standard.
I just wanted other peoples experiences with one-off chimneys- ie do they use glavanised starps to attach blocks to the capping.Just hoping the capping won’t blow off!!!!!!

i think this is a bad thing.all that this means is developers are going to make more and more money forcing people that might have had a chance of building a house of thier own to paying over the odds for a glorifed shoe box to fill the developers pockets.
One off housing should be allowed but there should be more stringent controls as to the design of the houses.

I think you did very wel. the form of the house looks good with the different massing and the materials look good too. The plans however when you look closely is a little under generous size wise. I would try to increase the size of everything a little. You’re walk in wardrobe doesnt look like you could get into it. Your bathdroom down stairs is far too small. The hotpress apprears to be off of the master bedroom and the utility seems to be tiny. i would also try to change the east elevation as the 6 windows looks a bit monotonous.
but its nice to see something other than bunglaow bliss
These are just my personal opinions and are not to be taken as criticisms
as far as getting planning stick to your guns-once you have good reasons and evidence to back these up the council will usually grant…even in wicklow
If you do alot of the work yourself you will save money.ie diect labour
however if you do not qualify under SS9 then forget about it
    Good Luck

it takes 8 weeks to process an application.there is no way of speeding up this process.
they can also ask for further information which could take up to 4 weeks more
you may be exempted from planning if your extension is less than 40sqm and there are no other extensions there. You need to look at the Planning and Development Regulations2001 page 153. If you are looking for someone to project surpervise there is no chance of gettina a student to do it.

well i checked with chief fire officers x 2 and there is no reason why you can’t have top hung. the top hung i was getting stays at whatever level you open it anyhow. the fire officer told me that BS5588 Part 1 is going to be ammended and that as long as you have a 0.33m of an openable section with a 450mmx450mm ope.

    Hi folks,

Just a quick question about an extension my neighbour and I are thinking about :

We hope to build an extension sharing a common wall along the party line but are just unsure whether we have to build either

    a. Build a 4″ cavity wall with two leafs and 4″ cavity filled with insulation with batten/insulation/slab outside or

    b. Build a 9″ solid wall (4″ blocks on flat) and the insulate outside using battens/insulation/slabs

We are concerned with 1. Complying with Building regs in relation to Fire and 2. Sound insulation

Can anyone outline what the regulation/standard practice is and what the best method for insulation would be ?

    Thanks,
    nai

right but i am wondering does this mean you can have any amount of steps up to the duplex -ie you do not need a level entrance for wheelchair users or do you have to have at least one level /ramped approach without steps
