One off housing should be allowed but there should be more stringent controls as to the design of the houses.henryParticipantI think you did very wel. the form of the house looks good with the different massing and the materials look good too. The plans however when you look closely is a little under generous size wise. I would try to increase the size of everything a little. You’re walk in wardrobe doesnt look like you could get into it. Your bathdroom down stairs is far too small. The hotpress apprears to be off of the master bedroom and the utility seems to be tiny. i would also try to change the east elevation as the 6 windows looks a bit monotonous.
but its nice to see something other than bunglaow bliss

as far as getting planning stick to your guns-once you have good reasons and evidence to back these up the council will usually grant…even in wicklow
If you do alot of the work yourself you will save money.ie diect labour
however if you do not qualify under SS9 then forget about it

If you are looking for someone to project surpervise there is no chance of gettina a student to do it.henryParticipantwell i checked with chief fire officers x 2 and there is no reason why you can’t have top hung. the top hung i was getting stays at whatever level you open it anyhow. the fire officer told me that BS5588 Part 1 is going to be ammended and that as long as you have a 0.33m of an openable section with a 450mmx450mm ope.

henryParticipantwell its just i saw duplex apartments with about 10 steps up to them in wicklow asnd i was just wondering how they would comply with part m and i dont think they would.
henryParticipantright but i am wondering does this mean you can have any amount of steps up to the duplex -ie you do not need a level entrance for wheelchair users or do you have to have at least one level /ramped approach without steps
henryParticipantI know its against regulations but has any one seen hobs without extract fans. Cannot swap sink and hob as sink window has lovely views from it!!!
I think ill just do without an extract fan -anyway they are useless!henryParticipantwell is it necessary to put one in.I have a vaulted ceiling with an island below it. The hob will go on the island. I dont want a hugs big tube hanging from the ceiling. Could i just not put one in. I have many openable windows and a velux above
