ParticipantI don’t think a Developer would be unable to pull this off – in essence a developer is a money man. Treasury Holdings for example develop high quality office and residential, but also have waste management and windfarm operations. Outsourcing is the key here – it’s getting the right deal maker to make it all slot together that the tender should focus on.

ParticipantThere’s a thread here from a while back that has images of the development (haven’t the time to go look – sorry). The rendering on Howard Holdings wouldn’t do justice to any development.
The design is slightly above average compared to alot of IFSC dross. But it’s pure STW. The hotel comes off better than the office block next door methinks.
Diaspora – “3rd gen” here is purely real estate agent marketing speak – basically the vast majority of Cork inner city office space is Georgian/Victorian vintage with some 1960’s sprinkled about. There’s a lack of airconditioned “modern” accomodation inside the city core. In any case you should see what’s going up next door to this development – SHUDDER. This is solid gold stuff in comparison.d_d_dallas

ParticipantPersonally I have no problems with ESB HQ – what I do have a problem with is people still going on about the destruction of the Georgian vista etc etc etc. That was a long time ago. We need to move on. Let it go. It was a shame it happened – but time is a healer and to many people ESB HQ is as much part of Fitzwilliam St’s fabric as the Georgians on Mount St. We should be grateful to have the Georgian stock we still have and cherish it – not insult it with some pastiche facade covering ESB, pretending as though history never happened. It is 2004.

ParticipantI think it’s more the principle that concerns them – if they can’t get this through or some bloody stupid fresh water mussel in N8 Durrow then the NIMBY types and auto-objectors will win in every case and set an extemely damaging precedent to our future prosperity. It is a FACT that objections to large scale projects like this are well known and noted abroad and have in the past caused Ireland to lose out on projects from certain multinationals. Talk to anyone who sit at OECD or IDA meetings. It reflects badly on us if we are unable to sacrifice to deliver projects. I’m not saying the NRA have designed well, or avoided where necessary. Nor am I suggesting that we have to demolish every trace of our past. But there is a necessary trade off, and no exceptions – progress does have a price. Also the views of the loudest does not necesarily mean the views of the many. In the case of Durrow – if this fresh water mussel is so precious and world reknowned – why is it not feted from the hills? Personally I would prefer Irelands two main cities to have one less boreen linking them.

ParticipantIt’s probably true (or at least please let it be true) after spending lots of time there I remember suddenly dropping dead in my tracks upon seeing a “roundabout-esque” junction in Santa Barbra, I had gotten so used to not having roundabouts.
There could be more but as a general rule they don’t use them – then again you can turn right on a red light there…d_d_dallas

ParticipantAnyone see an article from Sunday on DDDA’s about turn for the shopping element for the development (can’t remember which paper – sorry). Basically it’s now going to be just homewares and a snooty wine shop! Yeah – that will really pull in the punters on a Saturday. I can’t help but feel that giving the entire space over to Harvey Nichols would have been a better option – that would really be a draw for people to head that direction on the weekends when the IFSC is dead.

ParticipantWell in this case the traders in Cow lane kinda had a point… the Gardaà were INTERVIEWING people who wished to walk through Cow lane (at either end) so obviously people were intimidated into not going near that area.
