What happens if planning runs out

Hi I have a simple planning question
I have planning permission on an old farmhouse for the installation of a septic tank and the refurbishment of the house.
Although I did not need planning for the house only for the septic tank, I applied for planning so that I could avail of the grants.My question is should I enact the planning now… (It runs out next summer) and put in the septic tank
And do nothing to the house…, which is still standing and still has a roof on it.What happens then next year when the planning runs out… can the council do anything to me as the house would still be intact with a roof on it… but still in disrepair.
Or am i better off just letting the planning lapse and doing the work the work to the house outside the planning system…. it is just fixing up the existing house.

I’d put the tank in. Almost certainly the rules over the percolation test would have changes considerably since you got planning and to comply with planning now (if you needed a new application for whatever reason – neighbour complaint, to sell property etc…) you will have to provide additional test reports and calculations to meet current requirements (depending on County) These additional tests/reports will be an extra cost as well as time/effort/cost of the application itself) – you may also be asked to provide tests/calculations for the disposal of surface water (roofs etc…)

Your question is not that simple TBH. You would need to provide more factual info than is advisable on a public forum to get some definitive advice. Ring the planning authority or a planning consultant for an initial appraisal and have all yourr relevant info to hand.
