      I know this seems a bit obvious but what exactly can I expect from an architect.

      I am moving to Donegal and looking to build a modest home for me and my family on my uncle’s land.

      The house design will probably be based upon other new builds in the area but I would like to add a bit of individuality to the design and hope an architect will help guide me through the now fairly strict planning guidelines.
      Can the architect also help estimate build costs and any added costs for the bespoke items?
      My worry is that I sit down with a wish list, the architect comes up with a design which I like but well into the build realise I can’t afford to finish.
      Should I employ the services of a quantity surveyor or is this overkill for a project which I hope will cost 100 – 120k.

      i’m no architect but it basically works like this you pay per the m sq. and depending on the level of finish/construction you want there are more or nominal rates that are a guide

      Just remember a small extension can be as expensive as a new house…

      Planning can take 2 years more or less or 5 months…

      But i’m guessing that the way things are going with one off houses at the moment I would do alot of research in your area with similar recent applications.

      Alot of new builds in the Uk are underground now!
      if you are trying to hide your house think about a green roof and walls!

      PLANNING IS THE HARDEST THING…

      you can have all the money in the world and wont help
