      THE former MJ Flood site at Blackthorn Avenue, Sandyford Industrial Estate, Dublin 18 has been earmarked for a 24-storey tower block. The proposed mixed-use development will also include Ireland’s first ever club cinema (about 210 sq m) for use by residents. The strategically located 1.6-acre site (overlooking both the Luas line and the county reservoir) changed hands in September for €15m. The buyer was believed to be Noel Smyth’s Alburn Ltd. But now a company called Wexele Ltd is applying for a major development on the site.

      From todays independent, there are also plans for a few toher tallish buildings in the estate

      Who designed this one?

      I saw some images this week and it looks really good, it is slender and the design looks pretty damn innovative.

      I like the idea of a tall building at this location but I haven’t seen any images does anyone know where I can access a picture of the tower?

      What are the chances of someone objecting due to their cars in the luas park and ride being overshadowed? It looks impressive. Leading to another point, taking the Luas at any time of the day you are lucky to get a seat even when geeting on at the start station, when they extend it to cherrywood or wherever the plan is, what would you imagine the freqeuency will have to be? one every 2 mins?

      I may be mixing up my Sandyford sites but could it be Traynor O’Toole?

      Noel Smyth’s development vehicle Alburn has attained planning for a ‘landmark’ 24-storey building on the former MJ Flood site in Sandyford. The project was approved by DL-Rathdown County Council and will see the overall development include up to 259 apartment units, 3,251 sq m (35,000 sq ft) of mixed retail and office space & 15 live/work units. Also included are a gymnasium, crèche and a club cinema.

      Local elements have sworn to have the application referred to An Bord Pleanala (ABP) – however, should the project be approved, it will provide the country’s 2nd tallest building after the OPW scheme designed by Paul Keogh at Heuston Gate – which includes a 32-storey, 117m tower.

      It looks quite starkling, but its seems way out of proportion too!
      its reminds me of Las vegas?
      anyway thats what I think
      but i’d say it will go ahead , as of many high density developments already planned or under construction,

      the whole Industrial estate is changing into a very much so – urban dweller setting!
