      any suggestions on how much would it cost to build a (preferably timber frame) 3 storey return onto a large victorian house which has had its original return ripped down? sensitively built to satisfy protected structure requirements. any suggestions also on how long the planning process to achieve this might take – north city centre Dublin? bearing in mind the property is currently in flats and this building would be in context of returning it to family home.

      Get it listed and you should be able to whack it within weeks – just look at 12 Dorset Street :rolleyes:

      Thanks. Looks very interesting. Any further guesstimates on cost of an extension to restore the return on this house? It could be possible that it was built without it in the first place.:confused:

      Basic construction costs are €200-250 per square foot with a further premium for conservation work. I wouldn’t take something like this on without an architect. for a 600 sq foot extension €200k wouldn’t be a bad result
