      Hi All

      I am sure any of you in the know have come across this a million times and are sick of it…. but for the uninitiated like myself, I would appreciate any help going…… I am looking at purchasing a plot in land in Kildare, but I am told it is a “sterile” piece of land. What exactly does this mean and will i stand any chance of get planning permission for it (personal residence)?

      sterilisation is usually part of a large planning grant, and ties up land from development for a specified time period. i wouldn’t get my hopes up on getting planning on unzoned land that is also sterilised.

      Can also be an undetermined period and sterilisation agreements can be used by potential (usually local) objectors to introduce a high risk profiles to such transactions. Other than a ‘subject to planning’ deal stay very well clear.
