ParticipantIt certainly does although I would imagine most of the playing will be done ‘away from home’
I like this proposal a lot and although I am not entirely sure about a 28 storey tower, if one is going to be built this is probably the best non-docklands site to do it.
Beyond the tall tower the other buildings look great and I remember watching a primetime on the pitches in Theresa’s Gardens a few years ago so there is a fair element of planning gain involved.

ParticipantCan we see the renderings? It’s very well having planning and An Taisce consultants talking about buildings here, but people who work 9-5 can’t go to the planning office to look at an application.

Participanti think the scheme definitely shows alot of potential for the two sites but not quite sure what planning gain is involved as the pitches have always been there, and its more the failing of dublin city council to maintain them which is an issue, also could it be said that the developer is only dealing with these pitches as they form part of the argument to place the tall tower there in the first place? and of course if this is “probably the best non-docklands site to do it” then why didn’t it turn up in the tall building study a few years back?

ParticipantThis was recently refused by DCC, but apparently the reason is due to the massing of the three large 14 storey buildings rather than the 28 storey tower.

ParticipantI particularly love the line in the Irish Times report about how the 86-metre tower would dwarf the 120-metre Spire. Paper of record, I fear not. Is this a record? Yours etc.

ParticipantI would think there’ll definitely be an adjustment and a new application.
A lot of effort was put into getting this parcel of land together and it is NABCO, so they’re not in a great position to just sell it off to a developer.
I would think the original was a test to see how far they could go and I wouldn’t be too surprised if they have a Plan B and Plan C up their sleeves. -

Participantif anyone saw the model in woodquay the tower element and 3 smaller blocks which step down from it on the south side look nice and well designed but the rest of it did look like someone else designed it and not near as thoughtfull. I think the planners made the right call on this one.I still hope the good bits get built though .the tower looks way better than the opw’s effort for at heuston (meets the ground disastourasly)

I would think the original was a test to see how far they could go and I wouldn’t be too surprised if they have a Plan B and Plan C up their sleeves.I’m surprised how little discussion there has been on this, surely the case is that it is NOT Nabco who are actually making the application (the site is estimated at 55 million) and it is a developer who is behind them driving up the storeys and the density, in which case they’ve pretty much already sold out to the developer, and also i think the site and the local residents deserved more than “a test” as you say , the architects have only increased the hostility towards the scheme by initially proposing what they did, here’s hoping a Plan B and Plan C actually do exist….
