ParticipantHello all,
I recently completed a standalone house build and will now need to get a final cert of compliance with planning regulations and building regulations. During the build however I decided to change some of the window arrangement on the front elevation and side elevation. I also moved the garage about 3m closer to the boundary fence to give better access.Since these alterations seem pretty minor to me is it necessary to get retention for the above to make them compliant with planning regulations.
Also is there some sort of tolerance of how far you can deviate from the planning drawings and conditions, because it seems unlikely that you could possibly build anything to the exact millimetre of what the planning drawings state.
Any help would be much obliged.

InactiveIt is difficult to tell based on the information supplied and without seeing drawings and/or photographs.
You will definitely need an Opinion on Compliance if you ever want to sell the property as a buyer’s Solicitor will ask for same.
You could ask the local authority planning department for a view but I suspect I know what the answer would be. However if you disagree with their view you could try approaching An ord Pleanala for their definitive view. - December 13, 2008 at 6:07 pm #805421
