Developer Michael O’Flynn hit out strongly against the NRA at the oral hearing into his plans to build 1,210 homes at Dunkettle near Glanmire.
The NRA are objecting saying it would increase traffic on the Dunkettle roundabout and that O’Flynn’s should wait until they upgrade the roundabout which could take years.

I think he makes some very interesting points but I’d be interested to hear what the NRA have to say. Almost all of his speech is quoted in the Echo.

No thinking person disputes and national policy recognises that in Ireland, development is overly concentrated in Greater Dublin. While national policy recognises the importance of Cork as the second city of Ireland and the need to support its development to ensure that it can counterbalance Dublin, the practical steps to support that policy are, unfortunately, often not given the priority they merit.

There has been a continuing failure on behalf of certain Government agencies to invest in Cork and in particular in ensuring that our infrastructure is adequate to support the economic development of the region. The discussion at this hearing has been about the Dunkettle interchange but we also have the Bandon and Sarsfield Road roundabouts requiring urgent upgrade, not to mention the N28 upgrade to Ringaskiddy where our port and the most successful industry by far in Ireland, the pharmaceutical industry, are located.

In the meantime, the M50 has been upgraded to three lanes in both directions with free flow interchanges. Also, two of the largest projects ever to be undertaken in Ireland, Metro North and the DART Underground look likely to be given the go ahead in Dublin at a cost of billions.

And now, not only is the NRA not investing in Cork but it is objecting to and frustrating the ongoing development of Cork and the implementation of the CASP strategy – our development and the Dunkettle Park and Ride being the most recent examples.

Even if this proposal gets the green light the site will end up in NAMA anyway. O.F.C.will not be building anything for a very long time. Anyone passing through Glanmire / Dunkettle & Glounthane will quickly see that the proposal is premature.

Is the People’s Republic being victimised yet again by the bastard suits in Dublin?

The poor misfortunes down there, if only the rest of the country held them in as high regard as they hold themselves…

The argument about bias towards Dublin is a bit of a red herring. Just a way to have a dig at the NRA, who are standing in his way.

Certainly the Dunkettle interchange could do with an upgrade, the tunnel is critical and subject to bad congestion. Ditto Sarsfield and Bandon Road roundabouts. But who in their right minds thinks we need 1200 new houses in Dunkettle? Michael, flog your empty apartments in the Elysian first, boy. They stand empty like a warning.

And if the NRA really wish to protect the Dunkettle interchange and that stretch of the N25, they should prevent any more development at Mahon Point. The local infrastructure around there is truly an indictment of Cork City Council planners.

Does anyone see the irony in Michael O’Flynns comments as his proposed nonsense development is adjacent to the Jack Lynch Tunnel ?
Cork’s roads are like autobahns compared to the rest of the country apart from Dublin – playing the victim card was an embarassment as Cork has changed beyond recognition over the past 15 years with road, rail investment, port development and a new airport terminal. Cork is the only urban area large enough to be a counterbalance to Dublin and has had massive public & private investment. As a Dub living happily in Cork I think that he is very badly rattled and still in Celtic Tiger developer mode which will not wash.
      Infrastructure first Michael then development.

      Has he learned anything ?

I think he is just trying to get public opinion on his side, nothing like a bit of Dub bashing to do that. Having said that per capita Dublin gets more investment than Cork, especially if you look at the Metro North and Dart lines if they go ahead.

Where as changes should be made from the point of view of centralised government which might help the situation (not the previous form of decentralisation btw) I believe it is more to do with the strength of local politicians…….Michael Martin being the strongest rarely stands up for Cork…..his own back yard and he stays quiet about the airport debt and he will still prob top the polls in the next election!

And to foremanjoe, I have tried explaining this to people from outside Cork when I lived in Dublin, I don’t think it is a presecution complex I think it is that there is alot of frustration in Cork as we firmly believe we have all the requirements to be a counterbalance to Dublin from pop mass to education to natural resources such as the harbour etc. Sometimes because government is centralised, even the Dubs see it as a Dublin institution so when you critizise the gov and funding towards Dublin you are assumed to be actually critizising the Dubs. Just like you say anything bad against Israel and you are suddenly an anti-semite….ok maybe not as bad! 🙂

If I think the distribution of funding is unfair I will say it…this is something against the government not Dublin per se…….Although Hill 16 is falling down, poor ol dublin, build it up with red and white! 🙂

I never for a second believed it was an inferiority complex Leesider, quite the opposite in fact.
As you have just confirmed for me.

But you did hear about the Cork man with the inferiority complex…..he thought he was just as good as everyone else! 🙂

I thought the central point of his argument was that the NRA are effectively becoming the planning authority throughout the country – in this case preventing the implementation of CASP.

Also how the NRA, Irish Rail and Cork County Council had a dogfight in An Bord Pleanala recently over the Dunkettle Park and Ride – 3 sets of consultants for different government agencies fighting an application instead of the 3 bodies sitting down around a table and agreeing a way forward – what a waste of public funds.

I’ve said it before – joined up thinking how are ya!

I agree. It was the same at the last Oral Hearing. The Port of Cork (under Dept of Transport) and the City Council (under Dept of Environ.) fighting it out over the Eastern Gateway Bridge when they should have been put into a room together.
