ParticipantA few developments are starting to happen in and around Clonmel and the environs so just to kick things off, I have posted about a few that might be of interest.
Mount Kenneth Investments Company have recently lodged a Planning Application with Clonmel Borough Council for a retail/cinema development at the Showgrounds in located on the Davis Road in Clonmel. The development includes an anchor retail unit of approx 6,500 sq metres, with 17 other units, a bar, a crèche, a 6 screen cinema and 516 car parking spaces located over 3 levels. Architects for the development are Waterford based Fewer Harrington Lawlor (FHL) with Cunnane Stratton Reynolds planning consultants.
FHL are also working on a further development in Clonmel which should see the construction of Clonmel’s first Multi-Storey Car Park. Located on O’Connell Street, on the site of the former Clonmel Arms Hotel, which recently closed, the mixed development will see a hotel, some retail units and possibly apartments, in addition to the car park.
Construction is underway on Bekan Property’s retail development on the Inner Relief Road, designed by STW. Tesco will be the anchor tenants, who have spent the last number of years trying to secure planning permission for a new store on their site located on the Davis Road, without any success. Planning permission has been applied for a number of retail warehouses, DIY store and garden centre alongside the shopping centre, which were originally refused, as the Planning Authority has deemed that sufficient retail warehousing had been permissioned already in the town. One of those sites included the Tesco site on the Davis Road, which Bekan Property has recently secured planning permission for a 4 Star Hotel on, allowing Bekan Property make the current planning Application.
One thing of interest to some about Clonmel is that all but one of the large supermarkets have stores in Clonmel

ParticipantThats an impressive number of stores for a town of, what, 20K max.
This thread may garner more interest, by the way, of you could get pictures of those developments, or pictures of Clonmel in general.

ParticipantYes, a broad selection there for a medium-sized town. Wouldn’t worry about M&S jackscout (on a number of levels ;)), as they’re not in many places in Ireland anyway. I doubt all of the six cities even have one.

ParticipantWhat’s the sixth city? And, yes, quite impressive number of supermarkets. But I wouldn’t count M&S as a supermarket really. The ones in Dublin and Cork aren’t very big when compared to a Tesco or Dunnes, they tend to attract people for their clothes/homeware etc, not their supermarkets.

ParticipantIn particular, I would love to see any images of the Showgrounds development… I have fears for the 20+ beautiful mature trees that line the roadside boundary of the site – has any effort been made to retail any of them? Could they be included on the Clonmel Development Plan register of protected trees?

I haven’t seen the Planning Application as of yet, I did see some preliminary sketches which appeared to indicate retention of some of the trees along the roadside boundary. It would be a great shame to see the removal of the trees along the roadside.
One wonders how viable the project will be and who the anchor tenant will be seeing as the big two are already in town and have plans for new stores . Dunne Stores are to build a new store; on their site on the Davis Road (planning permission granted earlier this year), after recently undertaken an extensive redevelopment of their store at the Oakville Shopping Centre.
Furthermore the town already benefits from a 5 screen cinema (developed in the mid 1990’s as part of the urban renewal programme)

ParticipantMore developments should come online in Waterford over the coming 12 months, with the recent sale of the council-owned 32 acres on the outskirts of the city. The land described in some reports as the best commercial development land in the country was bought by an undiclosed buyer for some €45 M. Watch this space!

That land was expected to make in the region of €30-32 M, from what I was told prior to the sale. Hopefuly we will see a quality development on the site.
Generally speaking lots of development going on at present in waterford, althought I understand that there’s a surplus of office space there at the moment.
