      while we’re in the area, you can see the Deerhunter demolished there. This happened quite some time ago before PP was obtained (has it even been obtained yet?). Is this not illegal? Does PP not always include “demolition”?

      No; you do not require planning permission to demolish unless the building is listed (certainly here in the UK). Daft, but true.

      Without straying wildly off topic – does demolition therefore not comprise a “material alteration” in the eyes of the law? Strange then that every application starts with “demolition of x, and construction of y, z and 12 storeys of jaysus lads”. I had this discussion with a colleague many moons ago and we gave up and went back to work.

      As we all leaned with Wiggins Teape it is not illegal to demolish a building even when permission to redevelop is refused on the grounds that it would involve demolition.
