ParticipantHi, I live in 1 bed apartment (47 sqm) that was built in march 2005. Are there any regulations or restrictions to stop me converting it into a 2 bed apartment or 1 bed plus study?

such an alteration may significantly contravene the ‘Fire safety’ regulations of the apartment.
other regulations that may be affected would include ‘ventilation’ and maybe ‘sound’.

InactiveYou may not need planning permission to do these alterations (as long as you do not propose to change the elevations – e.g. move/change windows, etc.). However you should/must comply with the minimum standards for bedroom sizes, living spaces, etc.
One question to ask would be that if you think that the one-bedroom apartment could be a two-bedroom apartment that the developer would have considered same? The overall floor area of the apartment may be to small to facilitate two bedrooms?
You will certainly need a Fire Safety Certificate to legitimately carry out these alterations.

InactiveAll I’ll say is that the current minimum 1 bed apartment size is 55sqm. Min 2 bed is 80sqm
you should read

or
quite apart from legalities, if you can change a 47sqm 1bed into a 2bed I suggest you change your name to Doctor Who

InactiveThanks very much for the replies. I agree that 47sqm is very small for a 2 bed or 1bed plus study. We have a small baby and not in a position to move at the moment…so we were looking to adapt our living space.
