advice on planning retention

      I would appreciate some advice on planning retention before I do anything.

      I built an extension to a house in West Cork which was a 2 storey block behind an existing 2 storey block with roof valley between. In addition I put on a single storey kitchen/diner on the side with a flat roof. I got full planning.

      At construction stage the builder suggested changing the flat roof to a pitched roof mirroring the main roof albeit on ground floor.
      The reason being better weather proofing and it would look better.

      We went with the change. We are not near any other house.

      Rough drawing of “before and after ” appended.

      My query is

      – Do I need retention planning for this
      – if I go for it will I get it
      – Is it easy to get retention

      My worry is that if I go legit and seek advice I may be asked to revert to the planning drawings which would be a disaster now.

      I would appreciate some brief advice.

      It won’t really be an issue unless you are selling the house at some stage but if you’re still worried I would give the planner’s a call and see what they say, they’ll probably ask you to apply for permission to retain the changes to the original planning but there won’t be any hassle there I’d say.

      Interesting form. Any photos? Is it a protected structure perhaps?
      Not that its that accurate but it looks from your drawing that the changes would be an improvement. That said there’s an element of risk with every planning permission. If you are intending on selling it at any time in the future you would be better off getting retention now rather than later

      no its not a protected structure – original built in 90’s
