Rural house redesign

Have planning permission for one off house in rural county in south. Thinking about redesign. Looking for something with a bit more imagination. Anyone interested pm me with rough idea of costs. House about 3200 sqft. Looking for flat fee and not %. Also let me know how much it would cost for site visit,brief and rough sketch. Do not want to be tied down to contract unless happy with sketch. Inactiveit is impossible to provide a quote for services based on “3200 sq ft” and “imagination”. if money is that tight i would respectfully suggest that you build something less than 3200 sq ft and employ a local architect with a realistic schedule of design, planning, site visits and contract admin. if you go with some randomer you find on archiseek with no idea of their ability or experience and the only deciding factor being a ridiculously low fee you’ll end up with a shambles.

Guessing on what you think the architects fee should be, you’ll probably end up spending more on the gutters than the design – a house is a big investment in time, money & emotions and if you skimp on the design/detailing you’ll have put a lot of money & effort into rubbish.

Is this design of a wholly new house or redesign of an existing old 3,200 sq ft house ?
If it’s redesign then why do you say that you have got PP for a 1 off rural house ?
Redesign within existing form ought not require PP, surely . . . .Also I see paradox between wanting to (re)design 3,200 sq ft imaginatively and still claiming that money is tight. 🙂
If you’re badly off just give it all a good lick of paint, throw out carpets, sand & varnish floors, some new windows + doors and new trimmings.:p
