Determing Flood Plain Areas

ParticipantRight, issue is: An objecting neighbour recently stated that my subject site is a flood plain which in fact it is not. The LA decided to grant, but the issued went to Bord Pleanala, who supported claim by neighbour based on their written objection only.
Application is back in again, but has come back with FI request asking for proof that site is not in a flood plain. What is the best way to go about proving this? What documents / records should I be checking? It has crossed my mind that the LA should have these details on their own records……? - November 21, 2007 at 4:14 pm #795866

InactiveYou may need to engage a consultant to carry out a study. You will not only need to address the FI request, but also address any issues raised by the Bord’s decision to avoid another appeal on similar grounds by your neighbour.

also, Ordnance survey ireland do environmental reports that include historical flood plains, seasonal lakes etc……

InactiveI had a the consultant who carried out the percolation test issue a letter to state the site is not a flood plain. The letter gives an opinion, based on the slope of the site to river which is deep and wide, together with the absence of any rushes, that the site is not a flood plain. Will the council accept this though? Or is there a specialist consultant that could address it?

Inactivehttp://www.floodmaps.ie will show you any part of the country with historical flood maps. you will need to employ an engineer to conclusively prove what a 50 and 100 year flood will be.
