Snag Lists

ParticipantI am in the process of buying a duplex unit on the swords road, I have been told by my mortgage company to get a snag list done on my property for my own good. My question is how much should I pay for a snag list & what questions should I ask to get someone who is qualified to do such a snag lists!!

ParticipantI do snag lists part time for buyers of new homes. Get back if interested. Structural issues etc. in new houses are covered by Homebond or premier. A snag list is more concerned with finishes and general quality of workmanship. Second hand houses though you will need to get a qualified engineer and architect to survey and give a written report of the state of the building.

ParticipantI am currently in the process of purchasing a new four-bed house in Dublin & have been advised by my solicitor to have a snag list done on the property. I have contacted two architect’s offices out of the golden pages but the prices differ a lot – one was €200 while the other was €500.
Could anyone tell me an approx. price I should pay for this service to be carried out?
Any help will be very much appreciated.

I paid E500 but that was for a house that needed total refurbishment and the survey had to be very thorough. His guess on the building price turned out to be spot on.
There are cheaper out there, but I reckon its false economy to try to save a few hundred euro out of the hundreds of thousands you’re going to be spending.

InactiveI was sent to snag a new house yesterday in Newcastle Manor, there was so many unfinished elements it beg’s the question should the clients deduct my fee from the monies owed to the builder as I will have to revisit when they have taken the concrete off the manhole covers? The list took 2 hours there was so much to note ( normally 1 hour or less):confused:

It’s usually between e200 and e250 plus Vat. myhome.ie has a list of them I think and you can just ring around.
