Sitting on the north side of Dublin’s River Liffey and within walking distance of the city centre and the Phoenix Park, this 30-storey residential tower will be the city’s tallest building when complete. The development of includes 400 residential units and over 45,000m² of workplace and mixed-use areas. Most of the homes will be one- and two-bedroom apartments, accounting for 297 and 237 units respectively. Plans also include 27 studio apartments and a single three-bedroom unit.

At street level, the design is intended to bring life to the public realm by reviving the southern side of Parkgate Street, opening up a previously inaccessible part of the river, and delivering Dublin’s first riverside public (but privately owned) open space, a south-facing plaza with views over the Liffey.

Work is projected to get underway in August 2026, with work beginning first on its signature 30-storey tower. The entire development, which includes three blocks, is planned for completion by April 2029.
