Ok i have got one of the best architects also looking at this, I dont want to divulge the site as i have said it is sensitive.
I thought their might be a more simple way to get around this sorry guys if i offended you,
Its just frustration with the roads engineers and planners that all ,Mods if you want to take this down its ok with me

It's normal for an architect to be refused once or twice on any application however plain.
That your situation is "sensitive" (in what sense you do not define -- one assumes in either the scenery or the commercial senses) can only make it more likely to get a rebuff or two.
A lot of older council planners will smack down every new proposal as if it was a cat that jumped onto their Sunday dinner table.
As you are a contractor/developer you ought be well used to this no,no, yes game.
Has your original architect has given up on the project ?
If not, you just have to show faith in your man/woman.
Sure, sometimes one can't go into details of a sensitive proposal.
A schematic sketch of the site, showing the main road, the existing entrance, the proposed one.
Maybe a sketch of the whole thing as seen from the bay would be a good idea.
But maybe its acute sensitivity would stop you showing us this.
I sure hope it's not like the job in the photo attached, where a new ranch-type house is
slapped across an old existing on just ashore from Slea Head . . .
If it's like that, then I'd support the planner for slapping you down.

Without mentioning the location, where is distance relation to a town or village is the "site" you are referring to and is it zoned for development in the County Development Plan ?

If the site was not zoned are you buying it subject to planning permission being granted. ?

Maybe its a quiz.....where am I?
Ok - its a 5 bed bungalow in the middle of a town overlooking a harbour with 2 large car parks nearby and a history of being refused planning.
