I cant get Planning on my site
I bought a site in 2006 and the just before the decision they slapped a Further Information on it now the Roads dept are refusing me vehicular access to it, they want me to through someone else site HELP please

I've just notched up my sixth planning refusal on one site, going back eleven years:mad:.
I would be willing to go in and gas the Planning Dept., if you think it would help.

if its not safe to have a vehicular entrance in that particular location then thats that.

agricultural entrance???
this would not mean its safe to have a domestic vehicular entrance.
Domestic entrance means much more frequency of vehicular movements.

I totally agree; some of the worst mistakes in planning terms result from proposals devised in a weak market. If the reason for refusal is access from a main road it is equally valid for a local authority to consider that they are less likely to have the funds to upgrade the road to restore an equivelent level of road safety for existing road users.
Was it the N22 that needed serious money spent to upagrade it to solve the problem of access to one off houses which were preventing it functioning as a road. There should be no houses built outside the development boundary in this market or any market except for people farming.

If that is the case my comments don't apply and unless you are proposing a multiple increase in the quantum on the site and unless existing access is proposed to be altered from a small gate on a boreen to a large access on a main road you appear to be justified by being surprised.
What are the before and after square meterage's and what is the distance you propose to move the access point?

The access is roughly in the same place it's a 5 bed Bungalow overlooking a Harbour , I want to put a bar restaurant in its place

I see your point on employment; I read the usual pouring concrete equals job line; I don't know the site so I have no idea if it would be appropriate for a leisure use; I do admire your confidence given your timing. No doubt the submissions period during the drafting of the next development plan will give you an opportunity to make a case to have the land use altered.

I dont know the site the roads section might be acting up over nothing but if your looking at past decisions to justify it id say dont many of the decisions were terrible and had to be stopped.
All i can say is try to squeeze in a turning lane if possible but with the increase in traffic a bar/restaurant would have its basically a new entrance

There are 2 huge public parking area's adjacent to the proposed development

what is the purpose of drip feeding info?
engage a planning consultant or architect / architectural technician to sort the issues out, or explain to you what the issues actually are.

Might be worth putting up a site map/aerial photo and a sketch of what you were thinking? Someone might have a suggestion as to what direction you could take.

You're pissing around here when you should go to your own local architect (and if you haven't engaged one up to now then you clearly need to -- & no clot off the yellow pages either, only a real UCD or Bolton St person + 15 years local experience) and formulate a strategy to achieve your objective here.
If needed, the architect will get supporting views from a consulting engineer on traffic, sewage, safe entrances, etc .
The more you delay, the less seriously your local planner will take you.
Let the architect get all the details right - design, site layout, site landscaping, skylines, etc etc.

I have but the council would rather a larger dev that my adjacent landowner can not do at this time ,so i want to proceed

Was your adjacent landowner a partner in your original development ?
Or just someone from whom you expected to be able to but extra land/space from ?
If you want any assistance you need to sit down and write up a proper explanation of the whole project. Otherwise people will simply feel they're being jerked around.
You have not said what your architect has thought of the council decision.
If still engaged by you, then she/he must have a strategy for progressing the matter.
I cannot see how a real qualified architect (excepting a complete drunkard) could fail to provide better advice from us on an online forum -- even if we were properly apprised of the planning proposal, which we are not.
No more pitiful pieces of a story in woolly language.
Give us the whole clear story.
