Gathering info before buying plot without planning

Hi All.

New to the forums and ive spent last few days reading them.

This is a basic query, ive tried ringing cork planning but they never answer. So hopefully someone can give me the basics.

A piece of land has come available, 2.5 acres. No planning, and a few sites adjacent have been refused planning and some have been granted dwellings. We have a housing need and are from the area.

The site is going for 50k an acre, so 125k for the lot. Its to much of a risk to buy and hope for the best and it won't be sold subject to planning.

Is it possible to meet with someone in planning dept to discuss whether or not I would be wastign my time applying for outline permission/full permission.

Will they do that? Or is that something you need to meet with someone in private practice (architect in area? or are their specialists in private sector that deal with this kind of thing?)

if its just being sold as agri land, then 50k an acre is steep..!!

most county councils hold preplanning meetings before the submission of applications...try this.... other advice would be to meet local architects who are very very familar with the location in which your site is... and ask them what they think...

yeah, good idea.

50k is really steep i know.
25-30ish is about normal. So they are trying to play on someone who think they might get planning i.e. me!!! Or they think there might be a chance but dont want to try themselves coz the land will be worth less if they get refused??? I guess.

You are a genuine housing need in that area - good. In theory it should be plain sailing (within reason of house design, percolation etc), does not always work out though.

Simple dont buy the land until planning has been got on it.

Pre-planning meetings are a PR exercise, from experience planners could not care less, tell you one thing at meeting, come to decision time, they might not even be the planner making the decision (might have moved, senior planner over rule them, etc).

Whats the ground conditions like, will percolation test pass.

There is a number of factors which could hinder you: sight lines, ribbon development, percolation, elevated site, etc

Do a planning search, has planning been granted on this land holders land before, maybe there is a stop on planning on his land by the council or if refusals - what are the reasons.
